Description: Glasgow West Housing Association completed the repair of the raised deck above the car park, in conjunction with a number of privately owned properties at the development.
The deck, originally constructed in around 1996 was identified to be defective with existing waterproofing no longer effective and as a result, water damage and corrosion was visible on the structural steel work forming the deck over the car park. The water damage was also affecting the fire proof paint on the steel work, leading to a potential safety hazard.
Following extensive communication with owners, a repair programme was agreed to ensure that both the deck and the underground car park were kept in use, along with the reinstatement of the fire protection to the structure of the deck.
The project was designed to be a practical solution to the problem, rather than a full refurbishment of the deck. During the course of the 4 month site period the following works were completed:
- Lift existing slabs.
- Install new guaranteed Tremco waterproof coating to surface.
- Reinstate existing slabs and renew slabs/copes where beyond repair.
- Install new gutter mechanism to allow suitable drainage from deck.
- Repair structural steel and apply new fireproof paint coating.
As a result of the works, there is now a 20 year guarantee on the waterproof coating applied beneath the slabs, which will ensure the long term protection of the structure for tenants and owners.
